Essential Duties and Responsibilities:
An individual in this role is a professional and personable leader, committed to the success of projects
and the organization, demonstrated by performing the following duties, where other applicable duties
or responsibilities may be assigned from time to time:
1) Plan a construction project and prepare a project schedule
2) Cooperate fully with the Project Team to get the project completed
3) Process contract drawings and specifications and ensure that the project is built in
accordance with these documents
4) Ensure that the contract drawings are the same as the estimate set of drawings
5) Process changed received from the General Contractor including contacting the
subcontractor for pricing, checking subcontractor quotations to ensure they are complete
and reasonable, and itemizing changes and presenting them to the General Contractor with
confidence that the pricing is in accordance with the changes
6) Meet with Owners, General Contractor and others in a professional manner and have the
ability to communicate effectively both the concerns and best interests of the company
7) Ensures there are no encumbrances to client issuing payment in full for the contract price
including all accumulative changes, credits, etc.
8) Instill a positive working relationship with the General Contractor (Owner or their
Representative) to ensure repeat business
9) Prepares regular, scheduled, timely, and accurate reporting and information flow to
facilitate prompt billings and quickly transitioned subcontractor invoices.
10) Monitor a project’s material and labor costs and ensure accurate quality reporting is being
conducted
11) Have the ability to read, interpret, analyze and forecast a project’s cost reports and
determine the status of the job in terms of schedule and costing
12) Be aware of unit costs and monitor and compare progress on site with that of the project’s
estimate
13) Recognize competent subordinates worthy of promotion and be abreast of position
vacancies to ensure staff progression
14) Conduct/attend project meetings, bi-weekly or monthly as needed or required
15) Coordinate, manage, and communicate with all subcontractors and effectively deal with
problems such as delivery, labor, schedule, and payment disputes
16) Maintain a good working knowledge of trade unions, their agreements and stipulations
17) Ensure that the project is in a positive cash flow position and prepare Project Manager
Reports accurately and timely for submission to the General Manager
18) Maintains continuous communication with the client to pre-sell the monthly draw, enabling
enhanced billing and prompt, undisputed payments.
