Vice President Asset Management Jobs (New York City)
   

Position Summary:

The individual will be responsible for the overall performance of approximately 12 real estate assets (retail and office) having varying levels of complexity including stabilized, value-add and pre-sale. The individual will be required to apply competitive proactive management strategies to achieve specific income, expense and rate of return targets for each asset. The individual will engage third party vendors and direct regional and property management staff. The individual will develop cost effective solutions to both business and property level problems in an effort to execute the strategy approved by senior management in the annual business plan. The individual will advise senior management on property performance, budget variances and significant changes within the property´s specific market.

The individual will have daily interaction with all regional and property managers, third party leasing teams and vendors and must be able to lead a team in the field to achieve all financial and property objectives. The individual must have a strong background negotiating leases and have managed both retail and office properties.

Position Responsibilities:

  • Develop an annual business plan and operating budget for each asset within the individual’s portfolio;
  • Prepare forecasts and projections, where necessary, to determine the current position of an asset in relation to budget/business plan;
  • Oversee and/or lead the negotiation of both retail and office leases with the assistance of regional managers and outside counsel;
  • Implement and oversee all budgeted capital projects;
  • Manage both regional and property managers and demonstrate the ability to motivate them to achieve the financial objectives for each asset;
  • Provide high levels of customer service to both internal and external clients;
  • As a member of the Asset Management Department, interface on a daily basis with accounting to resolve all financial questions or concerns. Work with regional managers to insure the accuracy of the rent roll;
  • Have a thorough understanding of real estate investment modeling and, where necessary, be able to direct or model specific scenarios for presentation to senior management.

Skills:

  • The individual should have a minimum of 7-10 years direct asset and/or property management experience;
  • The individual must have experience with both retail and office properties;
  • The individual must be able to demonstrate the ability to lead a team in the field;
  • The individual must have a thorough understanding of commercial leases and direct lease negotiation experience;
  • The individual must be proficient in Excel, Word and Argus software.
