Development Project Manager: Long Beach / Orange County

Qualifications:

This commercial owner has been around for 20 years and has about 5 million sq ft of office, industrial and retail in the Southern California area. They are looking for a strong project manager with at least 20 years of experience with a General Contractor. They are looking for a candidate that can cross over to the developer side and handle their new development projects. They own their own General Contractor company that handles the majority of their TI works but now need a strong project manager to handle their ground up projects. This person will be working closely with the acquisition team and the President on what projects to build in the future for the company. Degree not needed but a plus. Vast knowledge of the industry is a major plus. Must be skilled at tracking and analyzing construction costs in order to meet pro-forma objectives and recommend budgetary adjustments as appropriate. Must Possess excellent interpersonal skills and have the ability to communicate effectively. Must possess exemplary leadership skills and be highly motivated and able to work with minimum supervision. Must possess strong quantitative, problem-solving and time-management skills. No relocation packages available.

Responsibilities:

Manage and oversee all design and construction activities throughout the development process.
Review and comment upon all submittals from design team (i.e. plans, specifications, and shop drawings).
Manage and oversee the general contractor on development sites to ensure on budget and on time delivery, and conformity with project construction drawings, specifications, and construction standards.
Manage and oversee construction trades for tenant improvements, maintenance and repairs.
Develop and update project budgets and cost estimates.
Negotiate and evaluate bids from contractors, trades and vendors. Issue contract agreements.
Perform day-to-day contract administration
Review and track RFIs, change orders, and progress payment submittals.
