Director of Acquisitions (Real Estate Development): Washington DC
   

The function reports to the VP – Region. This position deals with the daily sourcing, underwriting, and closing of deals in selected markets. Markets are assigned by the VP-Region. This role works independently but reports regularly to the VP-Region regarding deal status, market development, and relationship building. This role is the primary sourcer and identifier off new investments. This role is responsible for directing and insuring all aspects of underwriting and due diligence are completed on its deals. This role utilizes the Senior Analysts, Analysts, and Acquisitions Associates as directed by the VP-Region to perform the detailed underwriting, analysis, and eventual due diligence on a property.

This role travels frequently to assigned markets. This person is an expert on assigned markets. This person is responsible for pulling together all pieces from internal and external sources to prepare an investment for the Investment Committee. This role is to be knowledgeable and experienced in the markets where the potential investments are found. This role is expected to be realistic and accurate in the underwriting and be able to be persuasive as to why certain assumptions are used. Compensation is a competitive base and bonus.

Responsibilities:

  • Actively and creatively source deals that fit within the company´s investment parameters.
  • Underwrite potential acquisitions.
  • Utilize financial analysts to assist in the acquisition process.
  • Control point for all due diligence activities.
  • Prepare investment recommendations for senior management.
  • Manage acquisition timeline for each deal sourced.
  • Negotiate and close transactions.
  • Maintain and develop new business relationships with principals, brokers, lenders, advisors. Identify key players in assigned markets.
  • Travel to and visit assigned markets regularly. Be known and seen in these markets.
  • Be the company expert in given markets. Provide current market information, major shifts and changes, important local events influencing investments, etc.
  • Assist in developing junior staff.
  • Proactively generate leads on new acquisitions by contacting owners and users directly.
  • Review outside consultant reports, i.e. environmental, structural, survey, title, etc. Incorporate results into underwriting and negotiations as appropriate.
  • Prepare investment recommendations and executive summaries.
  • Use financial skills to work with analysts preparing financial models.
  • Regularly communicate with VP-Region acquisitions, issues, and events.
  • Insure Investment Binders presented to the Investment Committee are prepared in a timely and professional manner.
  • Assist and direct analysts in compiling current market data.
  • Maintain logs and tracking records as directed by the VP-Region.

Qualifications/Skills:

  • 8 to 12 years in a real estate investment environment.
  • 5+ years experience identifying, underwriting, and closing real estate transactions in multiple product types.
  • Outstanding oral and written communication skills.
  • Successful negotiator.
  • People and management skills to succeed in a fast-paced, demanding environment.
  • Established network of principal, broker, and advisor relationships.
  • Understanding of capital markets.
  • Bachelor's degree required; MBA, MS in Real Estate, or JD preferred
  • Proficient in Excel, Argus, and Word
  • Experience from an owner´s or equity investment perspective.
  • Ability to structure transactions.
  • Established acquisitions track record.
  • Success in high-paced environments –able to handle multiple projects in such an environment.
  • Self motivated – work with minimal supervision to meet critical deadlines
  • Attention to detail.
  • Strong quantitative and analytical skills.
  • Effectively manage analyst activities in a timely manner.
