A Manhattan based real estate development company seeks a Development Director who would be responsible for all aspects of two ongoing development projects in the Dominican Republic - accountability and responsibility for both developments from A to Z - including (but not limited to) feasibility, site coordination, marketing, budget tracking, contract negotiations, coordination of inspections, and communications with all parties involved including Dominican authorities, customers, developers, and subcontractors. The successful candidate must excel in problem solving while maintaining budget controls.
The following are some of the job responsibilities, but in essence this senior position is ultimately responsible for the development of both projects with no supervision.
Job Responsibilities
- Manages, coordinates, and oversees construction projects in the Dominican Republic from the conceptual development stage through final construction on a timely and economical basis.
- Coordinates with third party teams which include: development and acquisitions, design, bid solicitation and review, procurement negotiations, hotel operations, hotel marketing, and residential marketing.
- Develops and monitors project budgets and ensures all work is completed within budgetary restrictions.
- Reviews and approves invoices and otherwise coordinates construction, project and property management concerns.
- Insures the Project Management team maintains regular communication with field coordinators and construction managers.
- Participates in the research and development of new construction materials and methods as required.
- Regularly reports on status of projects, either in person or through written reports and correspondence.
- Creates and maintains broker network within project market area.
- Assesses the viability (from a product and cost perspective) of potential new projects.
- Prepares business plan for the project, including marketing strategy, budget, capital requirements and disposition strategy, etc.
Qualifications
The ideal candidate has worked at a real estate development firm in the capacity of a Director of Development or similar title, and should be able to conceptualize space, be sensitive to design and brand implications, while also having a detailed command of all aspects of design and development of a real estate resort.
The successful candidate will have:
- Bachelor’s degree in the architecture, construction & related engineering fields (or equivalent) is desirable; Masters degree in a related field preferred.
- Professional experience must include 10 plus years of hotel/resort/hospitality project development and management.
- Specific experience in hotel and resort development in the Caribbean Islands or similar locations is highly desirable.
- Strong knowledge of development costs, estimating conversion costs, creating budgets, architecture, design, maximizing use, flow and layout of spaces, etc.
- A good sense for design and brand aesthetic.
- Proven knowledge of architectural terminology and process.
- Capable of developing a complete project schedule independently.
- Experience in the design and construction management of large building projects strongly desired.
