Development Director (New York City)
   

My client is a growing NYC real estate developer located in mid-town Manhattan whose principals bring more than 80 years of combined experience in successful completion of developments throughout the US. As they grow, they are looking for a Director of Development to join their team. They are well funded and have had great success, in the multi-family, hospitality and commercial office space.

The Director of Development should have 15 to 20 years of experience in development with a focus on the multi-family, mixed-use residential development. This experience should include, but not be limited to feasibility, site selection and coordination, financial modeling, financial projections, cash flow projections, negotiations with and monthly reports to lending institutions, finance and budget tracking, contract negotiations, and communications with all parties involved including government agencies, partners, and clients. The successful candidate must excel in problem solving while maintaining budget controls.

The ideal candidate has worked at a real estate development firm in the capacity of a Director of Development or similar title, and should be able to lead the development efforts for multi-family and mixed-use residential development projects. Candidate should have strong financial modeling background and will lead the assessment of the financial profitability and development viability of each project the firm undertakes.

Job Responsibilities

  • Lead pre-development efforts including site selection, feasibility studies, and financial modeling to determine profitability expectations of each project.
  • Prepares business plan for projects, including marketing strategy, budget, capital requirements and disposition strategy.
  • Assist in origination, underwriting and due diligence of acquisition and investment transactions.
  • Interface with lenders negotiating terms and construction loans and continue to monitor financing for projects and properties.
  • Interface and negotiate with governmental jurisdictions on entitlement and zoning issues.
  • Maintain and collect market data for each project.
  • Provide and implement strategy for disposition of properties.
  • Review and negotiate contracts (purchase and sale, loan documents, partnership agreements, leases, etc.). Assist in negotiation with partners, sellers, and buyers.
  • Prepare and review project budgets.
  • Create and maintain broker network within project market area.
  • Review and report on an on-going basis status of projects.
  • Implement project strategy on daily basis.
  • Assist and coordinate escrow process.
  • Regularly reports on status of projects, either in person or through written reports and correspondence.
  • The successful candidate will have:
  • Bachelor’s degree in finance, (or equivalent) is desirable; Masters degree in a related field preferred.
  • Professional experience must include 10 yrs plus years of multi-family development and management.
  • Strong knowledge of financial modeling, cost estimating, and negotiating contracts.
