Our client is in the final stages of raising a $300 million real estate private equity fund. The Fund is being formed to invest primarily in Class A and Class B office, office-service and mixed-use value-added investment opportunities throughout the southeastern United States.

The regional office is in Atlanta, Georgia, and is a full-service commercial real estate firm with wide ranging expertise in investment management, including acquisitions, leasing, property management, capital markets, new construction and redevelopment. The Partners have an average of 21 years of experience investing in and managing office, office-service and mixed-use assets. Included in this experience are investments made in 29 southeastern United States cities through the Predecessor Vehicles, representing numerous institutional real estate investors in investments encompassing approximately 24 million square feet primarily in the southeastern United States. The previous investment vehicle managed by this team was a publicly held real estate investment trust listed on the NYSE, CRT Properties, Inc., which was sold in late 2005 for $1.8 billion.

SCOPE AND RESPONSIBILITIES:
The Chief Accounting Officer will set up and manage an Accounting dept, IT system, and H.R. dept (in future) and perform H.R. functions for the immediate future. The Chief Accounting Officer will also:
·Set up internal controls for accounting processes, financial reporting.
·Set up disaster recovery program with IT person.
·Produce monthly, quarterly, and annual financial statements and reports.
·Analyze monthly, quarterly and annual financial data.
·Produce annual Budgets and Quarterly Reforecasts (with assistance of asset management) for properties and G&A, review and analyze property level and consolidated data.
·Prepare Quarterly Investor Report; review data included therein.
·Assist in preparation of data for Board meetings and quarterly conference calls.
·Cash Management.
·Review daily cash reports
·Make decisions on loan draws and pay downs.
·Process wire transfers with Director of Finance.
·Produce monthly and quarterly debt covenant tests and reporting packages.
·Research and resolve accounting and reporting issues.
·Primary contact for external auditors and tax accountants.
·Produce Quarterly and Annual REIT tests and checklists.
·Review Purchase & Sale Agreements for prorations and other accounting matters.

EXPERIENCE REQUIRED:
· A minimum of 10 years of broad-based financial and experience as a Financial Reporting Manager or CAO in real estate industry with several of those years with a discretionary real estate private equity fund using fair value based accounting.
· Will have a successful background in restructuring and/or building an accounting department.
· The candidate will have achieved business growth and previous success through team building where improvement has come through others and where motivation and building consensus has been an important cornerstone of success.
· Experience with a Big 4 accounting firm, is a plus.
· Superb problem-solver with a strong, practical business sense and demonstrated ability to analyze and interpret complex financial and business issues quickly and accurately.

· The candidate assures and certifies the integrity and accuracy of the company’s accounts, as wells as internal and external reports.
· The candidate will have extensive experience accounting for acquisitions, dispositions and development. Should be knowledgeable on accounting for creative deal structures and familiar with fair value reporting.
· The candidate will have some basic knowledge of tax accounting to convert GAAP basis/Fair Value basis accounting to tax basis for the external tax consultants.

EDUCATION:
A Bachelor's degree in finance or accounting required;.
A CPA designation is required.
