The Evolution of the Construction Marketplace
by Spencer Clarke

No matter what anybody else will tell you, society continues to advance and evolve thanks to the contributions from the folks in the construction and real estate development industries. As president of S.R. Clarke, I feel very fortunate to be able to work with a tremendous caliber of clients and candidates on a daily basis. These people are the driving force behind the positive news that I’m about to share you:

The development and construction of health care and laboratory buildings has gone "ballistic", with the renewed interest in Biotech and the funds available for institutional expansion along with the explosion of hospital construction.

The number of apartments and multi-family residences being built is increasing at a double-digit pace. Commercial office construction is projected to increase by 4-5% in 2007 and retail development / construction is projected to grow by 6-7% nationally.

Residential/Multifamily Development is currently the most active side of the business. The opportunity to improve upper management staff and to add a few key players who can position your company to build faster and better, and to capture market share that adds to the bottom line, is now.

Senior housing is currently enjoying a 96% occupancy rate, and smart companies are already proactively shifting their strategic planning. With 75 million Americans retiring over the next 15 years, most of whom are dreaming of sunny skies in the South or West, there will be appreciable demographic shifts in our country.

A few months ago, the United States population passed the 300 million mark. More amazing is that the census bureau predicts our growth to 400 million people within 25 years. Analyzing these figures, we realize that as a society, we need to build housing, office space, schools, hospitals, roads, etc., for 100 million additional people within the next twenty-five years. Now, that's exciting news for construction and real estate development firms. What a future!
