Director of Feasibility/Entitlements: (Massachusetts)

   

Leading privately-held investment real estate developer is seeking a motivated, capable, due diligence leader with a proven track record of predevelopment success to identify and manage key risks for strategically located sites being acquired as part of a national rollout of its hospitality platform. This individual will develop and measure performance against standard predevelopment cost budgets and timelines that are modified as necessary based on site specific needs. They will effectively measure and manage third party performance and drive accountability and timely delivery on the part of others who are preparing mission critical information. They will work with engineers / land planners as necessary to lead initial site investigation and due diligence (prior to going under contract) and full due diligence during feasibility stage.

They will work with city / county staff as necessary to identify opportunities for expedited permitting and reduction of number of review cycles/comments. They will quantify an accurate “soft cost’ budget which includes all due diligence and permit fees for each transaction. They will develop and expand a set of best practices to reduce cost, time, and rework in the entitlement stage. They will maintain a detailed understanding of ordinances and codes related to land entitlement and development in each active market. They will support each site recommendation with a concise package that provides comprehensive identification of material feasibility threats or risks of delay along with recommended mitigation strategies.
