Director of Development (New York City)

   

Our client is a Growing Real Estate Development Company based in Mid-Town Manhattan. The company objective is to evaluate, underwrite and execute prospective development opportunities in New York and other parts of the U.S. We will seek undervalued, under priced or distressed development opportunities in an effort to add value through ingenuity and expertise.

The Company seeks a Director of Development who would be responsible for overseeing all aspects of Development throughout the U.S. The Director of Development should have 10 - 15 years experience and extensive knowledge of New York City Residential, Commercial and Retail Development.

This experience should include site selection and best use, financial modeling, cash flow projections, contract negotiations, construction cost analysis, and budget analysis.

Job Responsibilities:

  • Manage, coordinate and oversee all Development/Construction projects in N.Y.C. from the conceptual development stage through final construction.
  • Lead pre-development efforts including site selection, feasibility studies, best use, and financial modeling to determine profitability expectations of each project.
  • Prepare business plans for projects, including budgets, capital requirements and marketing strategy.
  • Oversee construction process and interface with all third party teams, including bid solicitation of specific subcontractor line items.
  • Review and negotiate all contracts (Architecture, Construction Manager, Sales and Marketing, and all subcontractor line items).
  • Review and approve all invoices relating to all construction and development on all projects.
  • Extensive experience and understanding of filing attorney general condominium offering plan.
  • Strong knowledge of development/construction costs of Residential, Commercial and Retail space in N.Y.C.
  • Be comfortable to interface with lenders; negotiating terms and construction loans, and be able to monitor financing for projects and properties. Interface and negotiate with all governmental jurisdictions including the New York City Department of Buildings.
  • Proven knowledge of architectural terminology and process.
  • Develop and monitor project budgets and ensure all work is completed within budgetary restrictions.
  • Review and report on an on-going basis; the status of all projects.
In addition to extensive knowledge of the Development process, this person will:
  • Have a bachelors degree or better in construction/engineering, architecture or finance.
  • Be extremely organized and proactive.
  • Be a leader and team player who can work well with others.
  • Have the ability to handle multiple projects simultaneously.
  • Commitment to excellence and high moral standards.
